Like other have said, the key to preventing the sway is the temporary stays, that can be made out of line. They just need to be about 7' up on each side of the mast and then attach to the deck by some means directly abeam of the mast, otherwise they will either prevent you from coming up or be too loose for support.
As far as pulling the mast up goes, I use my gin pole attached to the mast bast and secured at a 90 degree angle to the mast (forward) using the jib halyard. This provides the leverage needed to raise mast with ease, by just pulling down on the gin pole. There is info on making your on pole in one of the articles on the page listed above.

My 26x came with the factory mast raising system but we have the roller furler always attached and it was a struggle to tug and tug on that rope. I took the anchor out of the anchor locker and mounted an inexpensive ($60) 12v ATV winch in the locker and there is still a lot of room for anchor chain, line, etc. I removed the foam under the anchor locker and mounted a large piece of plywood there and drilled holes that matched the winch and installed bolts. I replaced all of the foam. I put the winch into a white 'toolbox' from Bass Pro and drilled matching holes (this keeps any water that gets into the anchor locker away from the winch. On this winch a 15amp fuse is enough to raise the mast but if wires get hung up and I don't notice, the fuse blows. I've used it for a year now (20+ raisings) and it works very well--Fast and little effort. The winch has a reverse and we just push the down button and the mast goes back down. We put a safety line on the mast during raising and lowering every time and the admiral feeds/releases it as needed--but it's never been needed. We always use the baby stays and I am always providing a little lift and guidance. I have raised the mast alone this way by manning the safety line from on top. We usually raise on the trailer but have used to raise and lower on the water and to go under bridges.
